Information and Applications

Permits are required for:

  • New Construction, e.g., new homes & businesses
  • Interior remodels [If over 50% of the original structure will be replaced, it will fall under New Construction]
  • Additions
  • Concrete Work, e.g., driveways, patios, porches, slabs
  • Demolition 
  • Roofing
  • Plumbing
  • Electrical
  • Mechanical/HVAC
  • Fencing & Retaining Walls
  • House/MFH moving
  • Accessory Buildings, e.g., carports, sheds, detached garages, decks, generators, etc.
  • Lawn Sprinkler Systems
  • Swimming Pools & Spas
  • Backflow Prevention Systems
  • Water Tanks

Permits are not required for:

  • Painting
  • Interior wall coverings
  • Exterior Fascia, Trim & Soffits
  • Flooring, e.g., tiling, carpeting
  • Tree Trimming and Yard Maintenance
  • Backyard Playground Sets
  • Cabinets
  • Replacing Interior, Exterior & Garage Doors (of same size and operation)

Contractor Information

All contractors must be registered with the City of Flatonia & listed on the permit application

Project Types & Required Documents

New Construction

Any new residential or commercial structure to be built. Plans needed for these projects include, but are not limited to:

  • Site Plan
  • Foundation Plan
  • Architectural Plans
  • Mechanical, Electrical & Plumbing Plans
  • Energy report

Additions

Any project adding square footage to an existing residential or commercial structure. Plans needed for these projects include, but are not limited to:

  • Site Plan
  • Foundation Plan
  • Existing Floor Plan
  • Proposed Floor Plan
  • Mechanical, Electrical & Plumbing Plans

Remodels

Any project altering the interior of a residential or commercial structure without adding additional square footage. Plans needed for these projects include, but are not limited to:

  • Scope of Work Description
  • Existing Floor Plan
  • Proposed Floor Plan
  • Mechanical, Electrical & Plumbing Plans

Accessory Buildings

Any project adding additional, non-dwelling structures to a 

residential or commercial property, e.g., Sheds, Carports, Detached Garages, Pools, etc. Plans needed for these projects include, but are not limited to:

  • Site Plan
  • Foundation Plan
  • Architectural Plans
  • Mechanical, Electrical & Plumbing Plans
  • Energy report

Reroof

Any project repairing or replacing old components of a roof. If more than 50% of the roof's original structure will be replaced, Plan Review may be necessary. Plans needed for these projects include, but are not limited to:

  • Scope of Work Description
  • Building Plans

Single Inspection Permits

Any project consisting of 1 or more trades that do not require any Plan Review. These types of projects include, but are not limited to:

  • Mechanical
  • Electrical
  • Plumbing

Manufactured Homes

HUD-approved Manufactured Homes constructed after June 15, 1976 are authorized within city limits with the following rules:

  • Manufactured homes may be a single-wide inside a Manufactured Home Park only (unless grandfathered by ordinance)
  • Manufactured homes on private property, outside a Manufactured Home Park, are allowed in Medium Density zoned areas of the city only and shall have a minimum depth of 24'
  • All Manufactured Homes within the city limits are required to be skirted
  • The use of a manufactured home as a rental property, outside of a Manufactured Home Park, within the city limits is prohibited by ordinance
  • Any upgrades or changes to a manufactured home require full compliance with the Code of Ordinances
  • All Manufactured Home placement permits require a Site Plan

Moving Structures

No structure shall be moved from one location to another within the city, moved out of the city, or brought into the city without first securing a permit. Plans needed for these projects include, but are not limited to:

  • Dimensions of the structure to be moved
  • A map or drawn diagram of the planned route through the city
  • A Site Plan showing dimensions of the lot, any existing buildings, property setbacks, and future placement of the structure moving in
